Hey everyone it’s Josh Schoenly, co-founder of Client Alchemist.

In this video I’m going to walk you through a system, a process, that you can use to generate or add more seller leads to your database. The process or the platform that I’m going to use in this example is Nextdoor and specifically sponsorship ads and some functionality you get when you’re a Nextdoor real estate zip code sponsor.

That said, this system and this process can be used in other ways on other platforms and I’m going to show you other examples in other videos as well.

(For example, on Facebook, on YouTube and even on Google.)

The idea here, the big picture of this is that we’re building a pipeline around the idea or around the offer of the number of sold transactions that occurred in your target area last month.

Specifically on Nextdoor, they segment by zip code.

I’ve created a short video, under a minute, as a teaser to get the complete report. And what I’m going to do in here is I’m going to walk you through how you can post that as content as part of your Nextdoor sponsorship.

But again, the big picture here is, the process or the system that you can build. I’m going to do this and then I’ll walk you through the pieces and incidentally, for those of you who might be Client Alchemist Pro members or are considering Pro members, we will be building out step by step tutorials on how to build out this entire pipeline for yourself as well.

For now, I just want you to understand or get the big picture, the concept of this and how powerful it can be for you in your business.

I’m in Nextdoor’s platform and for those of you who don’t know, when you are a sponsor for a zip code, they allow you to make two posts per month as part of that. Per zip code, two posts per month per zip code.

I’m actually a sponsor in two different zip codes so I can make four posts, two on each. These are the types of content that you can post. In this example, we’re going to share an update, an update.

I’m just logged into my sponsorship here with Nextdoor, I’m under content. I’m going to click on share and update. Where should I post this? This is showing because I have multiple zip codes. I’m going to choose all zip codes available. For some reason it’s only showing me one. I guess, I don’t know if I got booted out of my other one. Maybe not.

Anyhoo, here’s what we’re going to do. We’re just going to craft out this message here. We’re going to say, “March 2019, 17025 home sales report.”

I’m going to find the video that I made. I’ll actually show you the video so you have an idea of what that is and tell you how you can make a similar one for yourself. I’m going to upload the video and I’m going to say:

“Did you know that last month there were 23 homes sold in Enola? If you’d like to get a complete report with full details on each, go to”

To get a free report of all the just sold homes, go to enolajustsold and then I have a PS. I’d be happy to send you a customer report specific for your neighborhood as well. I’m going to go ahead and post that.

This is what it looks like. The video that I created here, again, it’s 38 seconds long, it’s not very long. I’m using the same service to record this that I used to make this. It’s a service called Screencast-O-Matic, Screencast-O-Matic, it’s very cheap. It’s a couple of bucks a month, or $15 for the year, something along those lines and it allows you to create videos just like this.

There you have it. Pretty simple and straightforward. Something that you can all model and then when someone clicks on the link, this is a squeeze page that I built with kvCORE. There are lots of different options that you can use to build something like this. Adding this video to the actual lander might have been overkill as well but all marketing is a test so I figured I’d try it and I may end up tweaking it to pull it down and just have it be the text here. This is a whole process and now I have a system that every month I’m going to deploy on the first on the month. Where I’ll go back, I’ll look at last month’s results and I’ll create a similar video to this and update the process.

This is how I would use this process on Nextdoor with sponsored ads and if you’re using that as well, you can certainly model this.
